What the Inspection Covered

We carried out a full inspection and test of the electrical installation at the property, covering all accessible circuits, the consumer unit and fixed accessories throughout.

  • Visual inspection of wiring, accessories and the consumer unit
  • Testing of circuits to confirm safety and performance
  • Assessment of earthing and bonding arrangements
  • Detailed report issued in accordance with BS 7671
  • Certificate provided ready for landlord records and tenant disclosure

What Happens If the EICR Has Observations?

If the report records any C1 (Danger Present) or C2 (Potentially Dangerous) observations, the installation is classified as Unsatisfactory and remedial work must be completed within 28 days. The landlord must obtain written confirmation from the electrician and provide a copy to the tenant.

C3 observations (Improvement Recommended) don’t make a report Unsatisfactory but are worth considering — particularly where recommendations relate to RCD protection or other upgrades that would bring an older installation closer to current standards.
