We recently carried out a commercial Electrical Installation Condition Report (EICR) at an industrial unit in Thornbury, inspecting the electrical installation and ensuring it meets current safety standards.

Commercial properties require regular inspection and testing to maintain the safety and reliability of their electrical installation — and to ensure ongoing compliance with the Electricity at Work Regulations 1989.

EICR Requirements for Commercial Properties

Unlike domestic rental properties — where the five-year EICR cycle is set by legislation — commercial premises have no fixed statutory inspection interval. However, BS 7671 recommends inspection frequencies based on the type of premises and the risks involved. For industrial units, a three to five year cycle is typical, though higher-risk environments may require more frequent testing.

The Electricity at Work Regulations 1989 place a legal duty on employers and premises managers to ensure electrical systems are maintained in a safe condition. An up-to-date EICR is one of the most straightforward ways to demonstrate compliance and identify any deterioration or faults before they become a safety risk.

What the Inspection Covered

We carried out a full inspection and test of the electrical installation throughout the unit, covering all accessible circuits, distribution equipment and fixed accessories.

  • Visual inspection of all wiring, accessories and distribution equipment
  • Testing of circuits to confirm safety and performance against BS 7671
  • Assessment of earthing and bonding arrangements
  • Inspection of industrial sockets, switched fused connections and control gear
  • Detailed report issued with all observations coded and recommendations clearly noted

What Happens If the EICR Has Observations?

EICR observations use a standardised coding system. A C1 (Danger Present) requires the circuit to be made safe immediately. A C2 (Potentially Dangerous) should be rectified urgently. A C3 (Improvement Recommended) doesn’t prevent the report from being Satisfactory, but highlights where upgrades would bring the installation closer to current standards.
