EICR Requirements for Commercial Properties

Unlike domestic rental properties — where EICRs are required every five years by law — commercial premises have no fixed statutory inspection interval. However, the Electricity at Work Regulations 1989 place a duty on employers and premises managers to ensure electrical installations are maintained in a safe condition, and BS 7671 recommends regular inspection and testing based on the type and use of the premises.

For public buildings such as village halls, regular inspection is particularly important. The installation serves a wide variety of users and events, and any deterioration or faults need to be identified and addressed before they become a safety risk.

What the Inspection Covered

We carried out a full EICR at Almondsbury Village Hall, working through all accessible circuits, distribution boards and fixed accessories throughout the building.

  • Visual inspection of wiring, accessories and equipment throughout
  • Testing of all accessible circuits for safety and performance
  • Assessment of earthing and bonding arrangements
  • Detailed report issued in accordance with BS 7671
  • All observations recorded with appropriate codes and recommendations

What Happens If the EICR Has Observations?

EICR observations are classified using a coding system. A C1 (Danger Present) requires immediate remedial action. A C2 (Potentially Dangerous) should be addressed urgently. A C3 (Improvement Recommended) doesn’t make the report unsatisfactory, but indicates where upgrades would improve safety or bring the installation in line with current standards.

An EICR is only classed as “Satisfactory” if there are no C1 or C2 observations. Where remedial work is identified, we can provide a separate quotation to carry out the necessary works and bring the installation up to standard.
