EICR Requirements for Landlords

Since 2020, landlords in England have been legally required to have an Electrical Installation Condition Report (EICR) carried out on all rental properties at least every five years, or at the start of each new tenancy. A copy must be provided to tenants within 28 days and to the local authority on request.

Failing to comply can result in a fine of up to £30,000 — so keeping on top of EICR renewals is a straightforward matter of legal compliance, not just good practice.

What the Inspection Covered

We carried out a full inspection and test of the electrical installation at the Eastville property, covering all accessible circuits and the consumer unit.

  • Visual inspection of wiring, accessories and equipment throughout
  • Testing of all circuits to confirm safety and performance
  • Assessment of earthing and bonding arrangements
  • Detailed EICR issued in accordance with BS 7671

All observations were clearly recorded, with any required remedial works identified and classified by urgency.

What Happens If the EICR Has Observations?

Not every EICR comes back clear — particularly in older properties. Observations are classified as C1 (danger present), C2 (potentially dangerous) or C3 (improvement recommended). C1 and C2 observations require remedial work before the report can be considered satisfactory.
