We recently carried out an Electrical Installation Condition Report (EICR) for a landlord on the High Street in Thornbury, ensuring the property meets current electrical safety standards.
EICRs are a legal requirement for rental properties and are essential for keeping tenants safe and protecting landlords from potential issues.

EICR Requirements for Landlords
Since 1 April 2021, all private rental properties in England have been required to have a valid EICR. The report must be carried out by a qualified electrician, renewed at least every five years, and a copy provided to tenants within 28 days of the inspection. New tenants must receive a copy before they move in.
Landlords who fail to comply with these requirements can face civil penalties of up to £30,000. The regulations apply to all private rented properties in England, regardless of when the tenancy started.
What the Inspection Covered
We carried out the full EICR at the landlord’s property on High Street, Thornbury, working through all accessible circuits, the consumer unit and fixed accessories throughout.
- Visual inspection of wiring, accessories and the consumer unit
- Testing of circuits to confirm safety and performance
- Assessment of earthing and bonding arrangements
- Detailed report issued in accordance with BS 7671
- Certificate provided for landlord records and tenant disclosure
What Happens If the EICR Has Observations?
If the EICR records any C1 (Danger Present) or C2 (Potentially Dangerous) observations, the installation is classified as Unsatisfactory and remedial work must be carried out within 28 days. The landlord must obtain written confirmation from the electrician that the work is complete and provide a copy to the tenant.
C3 observations (Improvement Recommended) don’t make a report Unsatisfactory, but they’re worth considering — especially where recommendations relate to RCD protection or surge protection upgrades that would bring older installations up to current standards.
