What an EICR involves
A qualified electrician inspects and tests the wiring, sockets, consumer unit, and other fixed electrical installations. Any faults or areas of concern are coded: C1 means danger present and needs immediate attention; C2 means potentially dangerous and needs fixing within 28 days; C3 is a recommendation (not urgent); FI means further investigation is needed. The report concludes as either satisfactory or unsatisfactory.
Who needs one
Landlords in England are legally required to have an EICR every five years and must provide a copy to tenants. Homeowners aren’t legally required to have one, but it’s worth doing when buying a property, every ten years as a general check, or if the installation is old or hasn’t been inspected in a long time.
