What is a landlord EICR?

An Electrical Installation Condition Report โ€” EICR for short โ€” is a formal inspection of a property’s electrical systems carried out by a qualified electrician. Think of it as an MOT for your electrics. It checks the condition of the wiring, consumer unit, sockets, switches and any fixed electrical equipment to make sure everything is safe and up to standard.

The inspection uses a simple grading system:

C1 โ€” Danger present. Requires immediate action. C2 โ€” Potentially dangerous. Requires remedial work. C3 โ€” Improvement recommended but not urgent.

A satisfactory EICR is issued when there are no C1 or C2 items present. If C1 or C2 items are found, landlords are required to arrange remedial work within 28 days โ€” or sooner if specified in the report.

Is an EICR a legal requirement for landlords in Southmead?
